Burch Residence

The Burch Residence Remodel was the interior and exterior remodel of an existing 1,702 square foot single-family residence in Laguna Beach, California. This project originated from the homeowners desire to remodel their dated beach house.

The project was challenging in that most of the client’s budget had to be allocated to structural upgrades leaving limited funds for aesthetic revisions. The solution was to retain as much of the existing residence as possible and to design select building elements that would provide maximum impact for minimal alteration and cost.

There were several basic site improvements that were required such as the addition of exterior cast-in-place stairs from the lower level driveway to the upper level main entry door. This need arose from the fact that no interior stairs existed between the two levels of the home, and without budget for an addition of enclosed space to accommodate new stairs, the homeowners found exterior stairs a sensible compromise. Other site improvements included resolving poor stormwater drainage, retaining grade failures, landscaping, hardscaping, and the addition of a rear yard elevated, uncovered deck.

Exterior building improvements included maintaining and re-painting the existing tongue-and-groove siding, replacing the exterior windows and doors, updating the drainage system, and adding beach cottage detailing such as window planter boxes, contrasting trim elements, and new decorative guardrails.

Some of the interior improvements included new finish materials, cabinetry, casework, lighting and replacement of the heating system. Select interior walls were re-aligned to create an open-plan concept, provide additional closet spaces, and create a new laundry room on the main level.
